Why Is My Water Heater Leaking or Not Heating in Apache Junction?

A leaking water heater and a heater that will not heat are two different problems with different urgency. A leak can damage floors and walls quickly. No hot water is an inconvenience that can usually wait a few hours, as long as it is not combined with a gas smell or water on the floor.

If it is leaking

First, find out where the water is coming from. Shut off the cold-water supply valve to the heater, then the power at the breaker or the gas control, and put down a bucket or towels. If you smell gas, leave and call 911 or your gas utility.

  • Temperature and pressure (T&P) relief valve or its discharge pipe. A worn valve, or excess pressure or temperature, can cause drips. This is often repairable, but a valve that is discharging is a safety device doing its job, so have it checked.
  • Drain valve or fittings. A loose drain valve, supply connector or fitting can weep. These are commonly repairable.
  • The tank itself. Water seeping from the bottom of the tank jacket or from the tank body typically means the inner tank has corroded through. This cannot be patched, and replacement is the usual answer.
  • Condensation. Some moisture around a heater, especially a high-efficiency gas unit, can be condensation rather than a leak. If it is more than a few drops or keeps recurring, get it checked.

If it is not heating

Where the heater gets its energy tells you where to look.

  • Electric: a tripped breaker or reset limit switch, a failed upper or lower heating element or a bad thermostat. One failed element often means lukewarm water or a short supply of hot water.
  • Gas: an out pilot, a worn thermocouple, a failed igniter, a dirty burner assembly or a faulty gas control valve.
  • Either type: heavy sediment, a broken dip tube or a thermostat set too low.
  • Tankless: scale in the heat exchanger, a clogged filter or a venting or gas supply issue, often shown by an error code.

Why hard water matters here

East Valley water is generally hard. Over time, mineral scale and sediment settle in the tank and on elements, reducing heating performance and causing popping or rumbling noises. When to repair and when to replace

Is a water heater leak an emergency?

Water spreading across the floor is. Shut off the water supply and power or gas and call. A slow drip from a fitting is less urgent but should still be checked promptly.

Can I fix a leaking water heater myself?

Tightening a loose fitting may stop a small drip, but leaks from the tank cannot be fixed, and T&P valve and gas work are best left to a qualified provider.

How often should a water heater be flushed?

Many manufacturers recommend flushing at least annually, and more often in hard-water areas. Check your manual.
